We are investors and had sold 3 homes through another realtor in the prior 6 mos. Finally one house had zero offers after 6 mos listed. I was using the prior realtor's suggested asking price and update suggestions. I went to another investor for a realtor suggestion. He sent us to Elizabeth. I also made an inquiry through a realtor rating agency. I wanted a seller not just a lister. I asked 4 from the rating agency and Elizabeth for opinions on value, marketing plan and suggested updates. Elizabeth was most aggressive in responding quickly, was highly opinionated yet very professional. We decided to go with Elizabeth. Then we began the update list and had myriad contractor problems and delays. Elizabeth, living near to the home (compared to us) became the eyes and ears, the site boss, quality inspector and coordinator. She rescheduled photographer 3 times on broken completion date promises. I was despondent as we'd missed prime selling season and would have an open house Thanksgiving weekend. She called us with 2 offers and 1 pending pre-open house (from her listing alerts and social marketing) ...while I was driving to the airport Thanksgiving morning. She said we'd have offers to choose from on Tuesday. She called Tues night with 4 solid offers and went over pros and cons of each offer. We accepted one. Soon after her assistant sent us a closing schedule with countdown items. Any loose end she chased us instead of the other way around like we experienced with the prior realtor. We had no idea how smoothly things could go or how good communication could help. We have 2 more to sell soon and Elizabeth will have first crack!
